Our passion for high-performance design can be traced back to the moment Propel Studio’s founders, Nick Mira and Tuan Vu, first crossed paths. Late nights at their previous firm were spent collaborating on a truly transformative project: the modernization of the Edith Green–Wendell Wyatt (EGWW) Federal Building in Portland, Oregon. This experience was instrumental in shaping their shared vision of architecture that harmonizes environmental responsibility with occupant well-being.

A Landmark in Sustainable Design

Originally built in 1974, the 18-story, 512,474-square-foot EGWW Federal Building was ripe for revitalization. By the time the modernization project was completed in 2013, it had become a benchmark for high-performance federal buildings. Funded by the American Recovery and Reinvestment Act, the project exemplified the U.S. General Services Administration’s commitment to sustainable design, earning LEED Platinum certification and prestigious accolades like the AIA COTE Top Ten and Top Ten Plus Awards.

Transformative Features

The EGWW building’s redesign achieved:

  • Energy Efficiency: Using 60-65% less energy than typical office buildings through advanced HVAC systems, radiant panel heating and cooling, and a custom vertical shading system tailored to each façade’s solar exposure.

  • Water Conservation: Reducing potable water use by over 65% with innovative rainwater harvesting systems for irrigation and plumbing, collecting over 2 million gallons annually.

  • Renewable Energy Integration: A solar canopy generating 5% of the building’s energy needs.

  • Biophilic Design: Green roofs, terraces, and water features to enhance occupant well-being and connect people with nature.

The project transformed an outdated office tower into a dynamic, energy-efficient workspace that prioritizes both performance and people.

The Role of Propel Studio’s Founders

Tuan Vu and Nick Mira played pivotal roles in EGWW’s success while at their previous firm, SERA. Their contributions reflect the collaborative and detail-oriented approach that Propel Studio brings to every project.

  • Tuan Vu: Focused on refining the building envelope and integrating passive solar strategies. His work on the 3D envelope model informed the design of shading systems that optimized energy efficiency while maintaining aesthetic appeal.

  • Nick Mira: Led Building Information Modeling (BIM) coordination, ensuring seamless collaboration between architectural, engineering, and landscape disciplines. His management of the 3D site model harmonized the building’s urban context with its sustainable features.
